On 6th April 2006 the requirements of Part L of building regulations changed. This was to further improve the energy efficiency of all new homes. It is now statutory that you are able to show either local authority or an approved inspector that not only do your design proposals comply but the ‘as built’ home complies also with an air pressure test.


Part E of the building regulations ‘Resistance to the passage of sound’ supplies legislation's to improve acoustics and therefore sound privacy between residential dwellings. Also covered are common areas such as hotels, hostels, residential homes, schools and hospitals to name a few.


Part B of the Building Regulations ‘Fire Safety’ considers aspects of fire safety in the construction of buildings. Requirements and guidance cover:


  • means of escape in case of fire
  • fire detection and warning systems
  • fire resistance of structural elements
  • fire separation
  • protection
  • compartmentation and isolation to prevent fire spread and conflagration
  • control of flammable materials
  • access and facilities for fire fighting

Around 40% of the UK’s energy consumption comes from the way our 25 million buildings are heated, lit and used. Even a minor change in energy performance and the way we use each building can have a significant effect in reducing energy consumption, and therefore carbon emissions.
